100 acres with cabin and Canadaway Creek in the Town of Arkwright
The property has no road frontage and no legal right of way access. The property directly adjoins and can be accessed through the Chautauqua County Parks “Tarbox” property on Burnham Road which is a public access property. Electric is not available to property.
This is an entirely wooded property dominated by hard maple, soft maple, cherry and hemlock, along with beech, birch, red oak, tulip poplar and more. A timber inventory made by FORECON, Inc. in 2016 shows a timber volume of approximately 440,635 boardfeet of timber. The forest is in good growing condition and can be thinned at any time. The last harvest made in 2010-11 concentrated on the removal of the white ash in advance of the emerald ash borer.
Also included is a rustic cabin on piers that is 36’x 18’ in size. It is slab sided with a 9’x 18’ covered porch and also contains a wood burning stove. The cabin is very rustic and is in need of some repairs, but is totally functional.
The property directly adjoins the Chautauqua County Parks “Tarbox” property which is open to public recreation on a 177 acre property. The “Earl Cardot Eastside Overland Trail” system goes through the Tarbox property, providing a wonderful hiking trail during the Spring through Fall and cross-country ski trail in the winter. The trail leads to the Canadaway Creek. The Canadaway flows through the east side of this property for more than 1,200 feet. The State stocks both brown trout and brook trout in this stream on the State-owned Canadaway Creek Wildlife Management Area just south of here.
Just north of this property is the popular “Arkwright Falls” which is a favorite summertime hike along the creek to this popular falls and swimming hole. NYS Forest Land also adjoins the Tarbox property. There are several hundred acres of State Land available here and within a short walk of the Tarbox property.
If you are looking for a remote, wilderness experience with hike-in access and excellent hunting and fishing opportunities, then this is the spot you have been looking for!
