442.5 acres of forested property with internal road and trails in the Town of Carrollton
Upon entering from Leonard Run Road, you will find a large log landing area on the left where all roads lead from to access the property from this location. At the “Dead End” of Loney Road is a gated access (truck) road through the Hausrath property that is a 50 foot wide deeded access for this property. Much of the property can be accessed by truck from this location. T & S and Hausrath also have mutual deeded access over each other on the road as it crosses on and off each property in the north and west corner of this property.
The property is almost entirely forested with mixtures of maple, ash, cherry, beech, birch, oak, hickory, hemlock and much more. The owner has been conducting improvement thinnings in the forest, primarily removing the low grade pole-sized trees and poor quality sawtimber sized trees to improve the quality of the remaining forest. The new owner will benefit from these improvements in the next 10-15 years from the increase in timber value.
One major aspect of value to this property is the fantastic internal road and trail network. All parts of the property are accessible over any of the miles and miles of internal roads and trails. Many roads are completely drivable by truck and others by a combination of truck and ATV/UTV. With a few minor improvements, many ATV trails can become truck trails as well. The diversity of terrain makes this a great place to ride ATV/UTV’s, dirt bikes or mountain bikes. There is much to explore over the ridges, valleys and gulley’s on this unique property.
There is abundant deer and turkey sign here as well as probably being in one of the best areas to watch or harvest a nice black bear. Bear sign are abundant, with several sightings recently on this property. The thinnings that have been done have served to create the perfect environment of both cover and food for all of the game species mentioned. Several former log landings and old oil well sites exist that would make ideal food plot locations to enhance the food source offerings here.
The property boundaries are marked in faded orange paint and newer blue or orange ribbons. The oil and gas rights are not owned and do not transfer.
