Description

As the crow flies, this 37.5-acre property is approximately 1/4 mile east of Black Lake.  An approximate 5-acre portion of the property, with frontage on the Spile Bridge Road, a paved town road, has the best potential for building an off-grid, (as electric is not available) seasonal, or year 'round dwelling.  The terrain is flat and better drained at that site, while the remaining 32.5 acres is wetland.  Hardwood forest trees and shrubs occupy the roadside area, with sapling to impressive size oak, maple, ash, hickory, basswood and aspen being the predominant native tree species.

There is no longer thru traffic on the Spile Bridge Road, as the bridge that crosses the Oswegatchie River, two miles past the property, was closed years ago.  The owner does not possess a survey map; however, the deed description is derived from an 'old survey' of the property.  There is no visible evidence of roadside corner markers.  Barb wire and cedar fence posts suggest the location of the western boundary, and scant evidence found where the eastern boundary is believed to be.  The approximate location of corner posts and boundary lines according to County tax mapping is flagged with orange ribbons.  Mineral, oil & gas rights transfer to the new owner, however a public utility easement along the road frontage 'runs with the land' as described in the deed.  The property is being sold 'as is.'

There is great plant and animal diversity present on this property.  Due to the large adjoining acreage of wetland, and proximity to the Lake and River, the entire area comes alive at this time of year, with sights and sounds of red-winged black birds, Canada geese, and a variety of ducks and song birds as they return to their northern habitat.  Other indications of a thriving wildlife community include signs of several north country native birds and mammals including; deer, turkey, grouse, fox, racoons and beaver.

Black Lake, often referred to as 'Nature's Fish Hatchery', is the largest and most diverse of the regions many 'Indian River' lakes.  Over 60 miles of shoreline, combined with numerous islands, offers anglers a huge variety of ideal fish habitats.  The lakes most dominant game fish are small and largemouth bass, northern pike, perch, crappie, and walleye.  There is a State public boat launch site ~15 miles from the property on the north side of the lake.  The nearest public access via the Oswegatchie River, is ~5 miles away on property owned by the Village of Heuvelton, off West Lisbon Street.  Just want to fish from shore?  Head north from the property ~2.2 miles, to the now closed Spile Bridge, where one can stand on the bridge, enjoy a beautiful view, and drop a worm into the outlet of Black Lake.

What a wonderful part of New York State this is!  A resurrection of the traditional dairy farm has occurred in recent years as Amish families find this area much to their liking.  I grew up in St. Lawrence County, not far from here, and spent a good share of my summers fishing the Oswegatchie and attended numerous ice fishing derbies on Black Lake.  If you desire an alternative water body, or to hike and explore the 'big woods', head 20 minutes north to the St. Lawrence River, or 40 minutes southeast to the Adirondacks.  And let's not forget our friendly neighbors to the north!  Cross the conveniently close Ogdensburg-Prescott International Bridge, and continue north to the colorful and historic downtown Ottawa, Canada's capitol, just 70 miles away, or travel northeast along the scenic St. Lawrence River, 125 miles, to visit Montreal, Quebec's cultural capital!  There's so much to see and do in, or near Black Lake Country!  Once you're here, you won't be able to sit still!
