Description

The ‘Cabin on the Little River’ is an exceptional, year ’round recreational property, with rustic, getaway, off-grid cabin, bordering the Little River (trout stream) and freshwater wetland. Access to the property is via a gravel, seasonal use, abandoned Town road, (Fisherman’s Bridge Road), which serves as the easement (as described in the deed) to ‘said lot and all lots’ in the Birmingham Woods Subdivision, as shown on the survey map included with this listing.  The property survey, conducted in the summer of 2002, involved the placement of corner markers, plus painting and blazing boundary lines, most of which are still visible at this time.

Lumber from native softwood trees was used in the construction of the structural and interior components of the cabin.  A desirable, rustic appearance is enhanced with Adirondack style wood siding.  Painted steel roofing will quickly shed snow during the warmer days of winter.  The open front porch will entice everyone to sit, visit, and enjoy the sights, sounds and fragrance of nature! Interior cabin amenities include; a spacious, open first floor with kitchen sink, propane fueled cooktop and lights and multiple-use loft.  It would be fairly easy to add a wood, or propane gas heating unit for a cozy stay during the cooler months and the original intent for the shed was a privy.  Electric and communication utilities are unavailable.  See the copy of the deed included with this listing which describes the covenants, easement and restrictions pertaining to this parcel and all others within the subdivision.  All other rights transfer to the new owner.

The property is relatively flat and is roughly half forested and half freshwater wetland.  The forested portion includes middle-aged and mature forest vegetation dominated by eastern hemlock, and to a lesser degree, red maple and yellow birch.  Other major native tree species scattered about the property include; white pine, sugar maple, black cherry, white ash, American basswood and American beech.  There is no evidence of a recent timber harvest on the property.  The land and access road provides numerous recreational opportunities including: hiking, biking, x-country skiing, snow-shoeing, bird watching, hunting and ATV riding.  Also, during the winter months the Fisherman’s Bridge Road doubles as Main Corridor, C4 snowmobile trail.

The Little River is a tributary of the West Branch of Fish Creek, a medium sized stream located in Oneida and Oswego counties.  It originates from lands to the north of the property, flowing southeast, traversing the properties western boundary through an area designated as a Freshwater Wetland, then exits across the parcel’s southern corner.  Brook and brown trout are certain to be found in these cool, clear waters, as Fish Creek is stocked with these species in the spring of the year.  If you are looking for a larger catch, travel ~20 minutes north to fish the Salmon River, famous for its king and coho salmon, brown trout, steelhead, and rainbow trout, or ~45 minutes west to Lake Ontario for more of the same plus; walleye, bass, pike, and perch.

This area attracts a variety of wildlife species.  Based on the abundance of food resources, water, cover, and physical evidence, game species that may frequent the property include: whitetail deer, black bear, snowshoe hare, ruffed grouse, turkey, and a mixed bag of waterfowl.

People from all over come to this region for its great outdoor attractions, rural atmosphere, and friendly, welcoming residents.  Hospitals, groceries, hardware, and department stores are less than 30 minutes away in neighboring communities.  In addition, The Syracuse International Airport is found off 81, just north of the city.  As mentioned previously, Fisherman’s Bridge Road becomes snowmobile trail C4 during the winter months.  Numerous popular ATV trails are found just minutes north on the Tug Hill Plateau of Jefferson and Lewis Counties.

This would be a great location for those that would prefer to spend recreational time off the beaten path in a remote, off grid, seasonal cabin.  Are these a few of your recreational, land ownership goals?  If so, this may be the right one for you!

Directions: From the intersection of SR 69 and CR 23, travel south on CR 23 ~1.2 miles, then left onto Cable Road, travel ~1.8 miles, then right on Fisherman’s Bridge Road (seasonal and across from Frank Bryant Road), travel ~.4 miles to property on your right.
