We are pleased to offer 68 plus acres in the heart of the Township of Sherman, NY. This is an excellent quiet spot for both family camping fun as well as your whitetail, turkey and small game pursuits or the perfect spot to build your dream home. The camping site sits over 1000 feet off the road and is accessed by a sturdy graveled drive to get you there with ease. Once there, the camper and sheds there on site will all stay with the property while you decide whether to build something more substantial long term.
The land is mostly hard woods, primarily maple, ash and black cherry and has not been harvested since 2004. There are some areas of hemlock as well as sanctuary brush for feed and cover to hold deer here as evidenced by the heavy sign throughout. Good food plot locations are available as well. The campsite itself is large and green with a playground quality to it. The integral trail system allows for ease of travel throughout the woods.
The current owners prefer to be off grid and therefore carry in water use a generator and an outhouse to keep things minimized when staying in the camper to hunt or play. There is electric service available at the road if desired. In the winter this property is right along the county snowmobile trail and is just 15 minutes from Peek 'n Peak to ski or golf. The 1522-acre Mount Pleasant State Forest lands are less than a mile up the road and the Westside Overland Trail system comes close by here in every direction. It's a great home base with so much, close by for you to enjoy.
