The property is completely wooded with a long history of forest management. The forest is comprised of hard maple, soft maple, cherry, red oak, tulip poplar, beech, birch, hemlock and more. There is a limited amount of timber value currently that will continue to increase over time.
Access throughout the property is excellent via the former logging roads and trails. Access for hunting, hiking and ATV’ing is easy on well defined roads that all lead back to the main entrance.
There is an abundance of deer and turkey sign throughout the property. Tracks and trails are not hard to find. Deer utilize the hemlock areas for bedding frequently with much evidence of this as well. The property is currently leased for deer hunting and the lease will be canceled upon closing with the new owner.
Hosmer Run is a full-time flowing stream that runs full length through the property. Toward the west end some beaver have moved in and dammed up a section of the stream creating a larger pond area. This is a beautiful area, lined largely in hemlock along the stream making for a very scenic spot on the property. Internal trails provide easy access to the stream.
For additional opportunities, PA State Game Land #143 is only 4 miles away and provides about 8,500 acres of additional hiking and hunting bear, deer, turkey, grouse, pheasant and squirrel. Blue Eye Run is a stocked trout stream here and there are trails open to snowmobiles, mountain bikes and horses!
The property has 620 feet of road front on Tubbs Road and there is a gate across the driveway entrance. No electric is available.

From Garland, take RT 27 South, turn Right on Mickel Hill Road, turn Left on Tubbs Road, property is on the Right in 1.3 miles on the sharp curve.
