Welcome to Sugar Maple Knoll, a scenic recreational property in the rolling countryside of Brookfield featuring a growing hardwood forest, excellent internal access, and prime hunting habitat.
The forest is composed largely of sugar maple, creating a high-quality timber stand and classic hardwood setting. The property has been professionally managed since acquisition, with the most recent timber harvest occurring more than five years ago, allowing the forest to continue growing while maintaining a healthy and productive stand.
A well-developed internal trail system provides excellent infrastructure throughout the property. These trails allow easy access by ATV or side-by-side, making it simple to navigate the land for recreation, hunting, or ongoing forest management.
For sportsmen, the property sits in a highly desirable location just 2 miles from Charles E. Baker State Forest and is situated between active farmland, creating natural travel corridors and strong habitat for whitetail deer and wild turkey.
With its growing hardwood timber, excellent internal access, and location in a strong hunting area, Sugar Maple Knoll offers a well-rounded opportunity for recreation, hunting, and long-term potential.
The neighboring farm lands to the south and west have a deeded right-of-way agreement across the southwest corner of this property granting access to agricultural lands they own using an existing farm road. The agreement is only for agricultural and timber harvest use.
All oil, gas, mineral and timber rights owned by the seller will transfer!
