Currently there is enough volume on the property to conduct a light thinning to further improve the forest. There are three fields on the property, 3, 4 and 8 acres in size. These fields currently have some smaller pine trees and golden rod on them but with a little bit of elbow grease could very easily be turned back into crop land or large food plots to give an excellent food source for all species of game. After driving up the stone wall lined driveway past the fields you will see ATV trails that will lead you to all corners of the property. The western side of the property would be characterized as hardwood flat with sharp hemlock banks that will help hold game during those cold December snow squalls. After crossing through a low-lying hemlock swamp to the eastern half of the property you will see a mix of hemlock, white pine and hardwoods and a perfect hemlock ridge that leads down to the boundary line which is Ludlow Creek. Ludlow Creek is a local trout stream and this tract has over 2,000 feet of frontage on it. The Finger Lakes Trail is a hiking trail open to the public year-round. It follows a portion of the west boundary of the property along the south end near the road front and is well-marked.

The primary access into the property is shared with one other landowner whose camp is located on adjoining land along the north bounds of this property. There is electric at the road frontage but also many spots further into the property that would be perfect for an on or off grid cabin.
