The property begins at the end of the public access on Hellings Lane. There is 700 feet of frontage on the extension of Hellings Lane that runs along the north boundary. Hellings Lane is a seasonal use road. No electric is available at the property.
This is a completely wooded property that is predominantly a young poletimber-sized forest. It is a mix of cherry, hard and soft maple, beech, birch, red oak and more. There has been no timber cutting here in decades as the forest is still too young for that.
Former logging roads are found throughout, some are open and useable while others will need a little clearing of some of the young trees that have grown into or along the trails. This is good cover for deer and grouse. While on the property, the broker flushed woodcock so they are found here too.
There is an internal truck road that serves other adjoining lands owned by this Seller. The Seller will reserve a right of way across this property to continue to use this road to access the balance of their timberland here.
There is a nice area past the gate on the bend in the road where the current hunting lease folks have their camper. This is not part of the property and will not sell or transfer. It does demonstrate, however, that this is a good spot to camp!
The property is only minutes from both State and National Forest for additional hunting, hiking and ATV'ing, as well as the area Golf Courses and the Allegheny River for canoeing, kayaking, boating and fishing.

From Ackeley, PA take Cable Hollow Road east. Turn Left on Robin Hill Road, Turn Right on Hellings Lane. Property begins at the blue gate on the road. Property is on the right side as you enter and on both sides in a short distance.
