The property being sold is all on the west side of Montrose Turnpike. There is a portion of one tax parcel that spans to the east side of the road and it is not included in this sale.
This is a unique property with a fantastic mix of open areas, hardwood timber and softwood plantations of pines and spruce. Add to that the rolling topography enhanced by multiple drainages that empty into Pumpelly Creek and you have a true wildlife mecca here!
The hardwoods consist of red oak, white oak, scarlet oak, chestnut oak, hard maple, soft maple, hickory and white ash. These are complimented by the softwoods consisting of hemlock, white pine and Norway spruce. There is plenty of quality spruce that you could build your own home or camp with! The last timber harvest was conducted in 2025 in the oak stands to release the quality regeneration found here. There remains a significant volume in timber across the property.
With this matrix of cover types, wildlife seems to abound here. There is ample evidence of deer trails, rubs, scrapes, turkey scratchings in the hardwoods, squirrels and more. The open areas provide ample opportunity for food plot development as well.
Pumpelly Creek flows through the property with numerous smaller waterfalls on a slate bottomed stream. It is a full-time flowing stream and is known for its catches of smallmouth bass and other species.
The property is just minutes away from the Susquehanna River for additional fishing opportunities as well as canoeing and kayaking. It is also only 2.5 miles to I-86 and 3.5 miles to Owego for all the amenities.
The property has approximately 883 feet of road frontage and is located across from 2361 Montrose Turnpike Road. Electric is available at the road front.
