This is a fantastic opportunity to own your own private paradise in a totally quiet and secluded location. This is the only camp on this part of the road and there are no homes either! The camp is about 524 square feet in size with a living room, kitchen and bathroom on the main floor and a loft bedroom on the second floor. There is electric in the camp as well as electric baseboard heat. While there is an older water well on the property, it has not been plumbed into the camp. There is a full bathroom set up that is just waiting for the plumbing to be brought in if you choose to. The camp also comes with all the furnishings which are tastefully done and in good condition.
Ball Gulf is a full-time flowing stream that flows through the property, providing that ever-calming presence with the sound of the stream flowing day and night. Adjacent to the property at the west end is land owned by Chautauqua County that is open to the public for hunting and hiking. This is a great area for deer and turkey hunting with black bears on occasion. One of the key features in this area is what is locally known as “Arkwright Falls”. It is a close walk from this property to the “Falls” where you can enjoy the falls and swimming in the pool below the falls.
Just past the east boundary of the property is a snowmobile bridge that crosses the creek. Ball Road is on the area snowmobile trail adding another seasonal sport to your seasonal getaway!
The property is very near the Canadaway Creek for excellent trout and steelhead fishing as well as being only minutes from the Cassadaga Lakes and Lake Erie for boating and excellent fishing.
The property has 1,282 feet of road frontage and is located at 3157 Ball Road. Ball Road is a seasonal use road.
Directions: From Cassadaga, go north on RT 60, turn Right on RT 83, turn Right on Miller Road, turn Left on Ball Road. Property is on the Right just before the “Closed Bridge”.
