Ask Brian Bullard
This property has a great combination of open-former agricultural fields, brush and transition, and woods that has been managed for long-term timber production. There is about 25 acres currently in open fields that could be brought back into farming or be used for food plot locations for hunting. About 37 acres is in brush and transition which creates excellent cover for deer, turkey, grouse and woodcock, all of which have been seen here. The balance of 45 acres of forest is in managed timber. The forest is dominated by hard maple with black cherry, hemlock, beech and other species. Timber was recently marked but the seller decided not to sell it so there is timber ready for the next owner to do with as they please!
There is an excellent trail network throughout the property that provides great access by ATV or side by side, and for general hiking and hunting.
The open field areas have a great view to the east, creating multiple locations for home or camp to take in the morning sunrise. A small stream flows through this part of the property as well adding a nice feature as well as a needed water source for the wildlife here.
The property is just minutes from South Dayton where gas, groceries and restaurants are available. Gowanda is just 10 miles away for excellent trout and steelhead fishing on Cattaraugus Creek.
Oil, gas and mineral rights were reserved by a previous owner and do not transfer.
Directions: From South Dayton, go north on Main St which becomes Cottage Road, turn Left on Foe Road, stay Left where road forks, property is on the Right where fork begins. Driveway on Right.
