NYS Land with pasture, woods, stream and frontage on the Deer River for Sale: This proposed 80-acre parcel is part of a 197-acre Amish dairy farm. The farm is larger than the current owners require, so they decided to put the portion of the farm with woods, stream and some pasture, with 1,600' of frontage on the Deer River, on the market. The size of the parcel is negotiable and may include areas (or portions thereof) that are labeled 'Reserved' as shown on the attached map. The proposed building site shown on the map sits on the edge of a bluff with an astounding view of the distant countryside and the winding stream in the valley below. Access to the property will be a deeded 35-foot easement across the owner's field. Electric and public water is available roadside and will be allowed to be brought underground along the deeded right of way to the property. The owners intend to graze cows and horses on Reserved B & C and they will reserve a deeded right of way (for livestock passage only) along the road frontage of the 80-acre parcel. Building a dwelling on the property might be an opportune way to truly enjoy all this property and surrounding area have to offer. The proposed building site is a relatively level area near the height of the land that would make an excellent location for a seasonal camp, log cabin, or full-time residence. In addition to the scenic vista, you might anticipate viewing the abundant native wildlife including; deer, grouse, woodcock, turkey, fox, rabbits and numerous songbirds as well as an occasional bear, bobcat and coyote. What a thrill for those of you that can work from home! Along the road frontage there is a significant drop in elevation near the roads edge which creates a spectacular waterfall. As the stream flows northward towards the river it winds through pasture and woods yielding many unique settings, my favorite being near a wonderful sugar maple with a horizontal branch, perfect for a swing. Rolling terrain, pastures with grazing livestock and woods with hardwoods and conifers are characteristics of the land above the river's edge. Predominate tree species include; red oak, sugar and red maple, aspen, ash, basswood, cherry, birch, beech, hemlock, white pine and white cedar. Trees range in size from saplings to large sawtimber, an inviting mix to a wide range of birds and mammals. The most fascinating feature of the property may be the Deer River and its fossil laden, limestone riverbed and banks. The river is popular with local folks for trout fishing, kayaking and swimming as well as the 166' 'High Falls' just upstream from the property. Lewis County is a very rural and friendly part of the state. Copenhagen is the closest village with small general stores, however larger grocery and department stores are located 20 minutes north or south on Route 12 in Lowville and Watertown. Popular destinations less than an hour's drive away include; the St. Lawrence River, the Adirondacks, Lake Ontario and Canada. This property might be considered a 'recreational retreat' and possibly one of the best investments ever made for you and your family!
