The property is a mix of former open pasture land (5-8 acres) with the balance in various stages of wooded property and brushy areas. Along the road front is a 10-stall horse barn with electric. The sellers formerly had horses here and with a little maintenance on the fields they could flourish here again.
The forested property is a mix of younger transition areas and some older hardwoods. There are plenty of mast producing trees that are keeping the deer and turkey well fed. The river is known for excellent fishing for: Smallmouth Bass, Walleye, Northern Pine, panfish and more. This property is located close to Rock City Park and also the City of Olean, which can help fulfill both your rural and urban needs.
The property has approximately 420 feet of road frontage on Steam Valley Road and two narrow strips that access the Allegheny River along East River Road (15 feet and 35 feet wide).

From Olean, take Route 16 South, head East on East River Road for 2.4 miles, turn right (South) on Steam Valley Road. Property is on the Left in 0.15 miles and directly across from 1343 Steam Valley Road.
