The property is almost entirely forested with a great mix of red oak, white oak, chestnut oak and other mixed oak species along with soft maple, hard maple, cherry, tulip poplar, hickory and more. Timber has not been harvested here in a very long time and is evident on the gentler terrain on the northeast and west portions of the property. There is a significant timber value present that could be thinned at any time.
The mix of mast producing species is providing abundant feed for deer, turkey, bear and even the occasional elk that wander through here. There are also spring seeps on the property providing a quality water source for game and a small stream flows through the eastern part of the property as well.
There is a gravel driveway on RT 120 that leads to a former log landing area. This opening would be ideal for setting a camper on or as a starting point for building a future camp or home.
The property adjoins an abundance of PA State Land on both the south and west boundaries, full length, providing additional opportunities for hunting, hiking and more. There is an old well road that begins on the State Land on Grugan Hollow Road and leads directly into the property. This is a gated road but is an easy walk into the tract since it is on the top of the hill providing an additional walk-in access for hunting purposes.
The property is directly across from the West Branch Susquehanna River for great fishing, canoeing and kayaking. State Land adjoining the river is about 0.75 miles north of the property. Lock Haven about 16 miles south for all the necessary conveniences.
All timber and surface rights transfer. The oil, gas and mineral rights are previously reserved by others and do not transfer.
There is approximately 2,950 feet of frontage on State Route 120 and electric is available at the road front.
