The property is completely wooded with a nice mix of hard maple, soft maple, cherry, beech, birch and other species. There has been no timber harvesting here in nearly 30 years, so the woods has filled in and looks great!. There is a limited amount of timber value here now that is only increasing each year, making this a great alternative investment.
There are numerous deer trails, rubs, and scrapes throughout the property. Turkey sign are found here as well. And, if there is not enough acreage for you to hunt here, just step across the road to thousands of acres of the Boutwell Hill State Forest! Here you can hike, hunt, camp, cross-country ski on the developed trail system and even bring your horses to ride the equestrian trail system! The area snowmobile trail system is within about 1,000 feet of the property too!
Clear Creek is a full-time flowing stream that passes through the property near Cleland Road. NYS DEC stocks brown trout in Clear Creek annually in nearby downstream locations.
The Seller is transferring all oil, gas, mineral and timber rights owned to the next owner. The property has approximately 310 feet of road frontage on Cleland Road and 1,810 feet of road frontage on Swanson Road. Electric is available on Cleland Road.
