New York recreational land on the Tug Hill Plateau with trout stream and timber for sale: The parents of the current owners purchased this parcel over 30 years ago for both hunting and timber investment. With intentions to utilize sound forest management practices, enrollment in the NYS Section 480-a of the Forest Tax Law seemed to be a natural fit, providing the owners with a management plan to help achieve their goals, as well as a generous reduction in their assessment, resulting in lower taxes. The predominant sawtimber species found on the property include: hard & soft maple, black cherry, yellow birch, white ash, American beech, red spruce and balsam fir.Some of the mature timber was harvested over 30 years ago before their purchase. Subsequent treatments under the management plan which was completed in 1994 included; non-commercial forest improvement cuttings in 1994, 95 and 99 as well as a light commercial thinning conducted in 1998. A plan required harvest scheduled between 2019 and 2021 will provide the new owner with an immediate return on their investment. A copy of the Forest Management Plan and Treatment Schedule is available upon request. The headwaters of Mill Stream, a protected trout stream, winds through both the northwest and northeast corners of the property, slowing to rest in several beaver ponds along the way. Brook trout are found in these cool, clear waters that begin their journey in the heart of the Tug Hill Plateau, in the northeast corner of the Town of Osceola. Mill Stream flows southwest eventually joining the North Branch of the Salmon River near Redfield which empties into the Salmon River Reservoir. The Salmon River, famous for its spawning Salmon runs, eventually empties into Lake Ontario. Based on the abundance of food resources, water, cover, and physical evidence, whitetail deer, snowshoe rabbit, ruffed grouse, turkey and a mixed bag of waterfowl either live on or frequent the property. The owners have been successful at filling their buck tags most years during the big game season. Seasonal access to the property is from the Salmon River Road via the old Glenfield and Western Railroad bed which was converted to the current access road in the mid 1900's. The Deer River Lumber company graveled most of this road before conducting harvesting operations on numerous lots in this area in the 1980's. It is now maintained by the 'Yellow Gate Association'. Members of the Association include volunteer land owners and hunting club members that use the road. New land owners and club members would be invited to join the Association, contribute to an annual maintenance fund and volunteer to assist in road upkeep activities. Members of four hunting camps on adjacent lands to this property access their parcels using the road south of the gate. Public electric utilities and cable phone services are not available on the property. The nearest utility pole is ~2.7 miles north on the Salmon River Road. Remaining skid roads make excellent x-country skiing, snow-shoeing, hunting, hiking and ATV trails. Public snowmobile and ATV trails are nearby, but do not cross the property. The closest trail for both activities is the Salmon River Road (snowmobile trail C5). This would be a great property for a family or group that hope to enjoy a variety of outdoor activities and/or build a camp or cabin surrounded by wilderness. This site is central to many other great destinations including; Lake Ontario, Oneida Lake, The St. Lawrence River/Thousand Islands and the Adirondacks.
